  1. What kind of pets do you allow? Do you permit exotic pets?
    Dogs, Cats, Birds, Fish, Reptiles and other pets are allowed.
  2. How many pets may I have?

  3. Are there any deposits, special fees, or monthly charges to have a pet?
    • $175 One Time Non-Refundable Pet Fee

  4. What must I bring with me to tour an apartment?
    Driver’s License or Identification Card
  5. What are your fees and monthly charges?
    • $35 Application Fee (per applicant)

  6. What are the income and credit qualifications?
    Employment & monthly gross income must be verifiable for the past two 2 years. The combined monthly gross income of all leaseholders must be at least three 3 X the monthly rent. The credit history of each applicant will be obtained from Equifax and/or other credit reporting bureaus & overall favorable credit is required. The credit report is reviewed by weighing current accounts, delinquent accounts, collections accounts, bankruptcies, liens, judgments, public records, and outstanding balances.
  7. What is acceptable “proof of income” to sign a lease?
    • Current consecutive paystubs or a W-2 form from employer
    • Provide a financial statement from a CPA verifying employment and income
    • Photocopies of three most current bank statements illustrating the ability to pay rent for three (3) times the monthly rent through the entire lease term
    • Ample and adequate documentation to support other verifiable income such as court ordered alimony, Social Security, other retirement income such as pensions, trust accounts, etc.
  8. What happens if I qualify for an apartment, but my roommate does not?
    Every individual over the age of 18 must meet the qualifications to obtain the apartment.
  9. Is my security deposit totally refundable?
    The security deposit will be refunded at the end of residency once it has been applied to any and all unpaid rent, fees and damages upon moving out.
  10. If I get a job transfer, can I break the lease?
    Yes, the early lease termination fee(s) are stated within your contract.
  11. Can I change to a month-to-month lease plan after my first year?
    Yes, for a monthly premium.
  12. What utilities are included in my lease?
    Water & Sewer
  13. How long is the term of the lease?
    We offer 6-18 Month Leases
  14. Do you accept leases for short terms?
    6 Month is the smallest lease we offer.
  15. Am I required to have renters' insurance?
    Yes
  16. Do you offer furnished apartments?
    We recommend contacting an outside vendor for furnishing one of our apartment homes such as HAU or CORT.
  17. Do you offer corporate apartments?
    Yes
  18. If something needs to be repaired in my apartment, how do I report it?
    We accept many forms of communication regarding repairs needed within your apartment during your tenancy with us such as dialing our office by phone, Email or Facebook Messenger. We also offer an after-hours emergency phone number that will allow you to get in contact with one of our friendly maintenance personnel regarding any maintenance related emergencies.
  19. When is my rent payment due?
    Rent is due on the 1st of every month.
  20. What day of the month am I liable for a late charge?
    Rent is considered late after the 5th of every month.
  21. Will you accept electronic payments from my bank?
    Yes
  22. Is there a place where I can pay my rent after office hours?
    All rent payments must be made thru our online payment system.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    All persons occupying the apartment must be on the lease and are subject to the screening criteria applied to all residents.
  24. Do you have reserved parking?
    No
  25. I have a motorcycle, where can I park it?
    We do not offer designated parking for motorcycles.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes
  27. Can I install my satellite dish at my apartment?
    No
  28. Do you have cable services?
    Every apartment is setup to be compatible with Spectrum TV. Please reach out to them for prices.
  29. Does the property have a fitness center?
    Yes, 24-Hours.
  30. Does the property have a swimming pool?
    Yes, two.
  31. Does the property offer on-site recycling?
    No
  32. Are gas grills permitted at your property?
    Yes. Grills are permitted if pushed away at least 100’ of the building during use.
  33. Is there any additional storage space available at your property?
    No
  34. Are residents permitted to paint their apartment?
    Painting is allowed however the apartment must be left in the condition it was given to you upon your moving out so we ask that any walls be painted back to their original color if you do not want to incur any additional charges upon moving out.
  35. Will you accept my delivery packages for me?
    No
